Selling a house or flat

When you are selling a house or a flat our conveyancing team in Cannock & Lichfield, Staffordshire can help make the process as smooth as possible.

There is a lot to consider when you are selling; starting with what fixtures and fitting are included in the sale and which are excluded. To get the ball rolling, we will help you to fill in a property information form and gather together title documentation and planning consents for any alterations you may have made to the property such as replacement windows or extensions. If necessary our specialist planning solicitors can assist with any problems with planning permission.

Our specialist residential property lawyers in Lichfield and Cannock will prepare the draft contract for sale, then send it to the buyer’s solicitors. We will then respond to any queries from the buyer about the title, searches and survey results proceeding to signing of the contract and setting a moving date.

Once everything is agreed, including a completion date, the contracts are exchanged making the sale legally binding. The final part of the process is completion when you redeem (pay off) your mortgage, the ownership of the property is transferred to the buyer and registered at the Land Registry and the keys are handed to the new owner.

If you are also buying a new house, we can ensure that the sale and purchase of your properties are coordinated efficiently.
