Background

Joining the Commercial Property team at Ansons Solicitors in November 2018, having trained and qualified as a Solicitor in January 2017 at a reputable regional Legal 500 ranked firm, James provides advice on a wide range of commercial property matters.

Taking a keen interest in local business and the wider community, James works with clients to understand their business and commercial objectives, so that he is able to provide not only practical, cost effective legal advice, but a more personal, focussed service tailored to their needs.

James was named Warwickshire Junior Lawyers Division Trainee Solicitor of the year 2016 and was a finalist for both the Warwickshire Law Society Young Lawyer of the Year 2016 Award and the Coventry and Warwickshire First YoungPro 2017 (Legal) Award.

Practice Areas

  • acquisitions and disposals of commercial and mixed use property, including retail, office, leisure and industrial properties.
  • Acting for landlords and tenants in a variety of leasehold transactions, such as new leases, subleases and assignment of leases.
  • acquisitions of development land, including option agreements, conditional contracts, promotion agreements and overage agreements.
  • development site setups, including advising on utility agreements and secured lending where applicable to the development.
  • advising lenders and borrowers on the secured lending process.
Experience
  • advised on the purchase of a historic hotel and pub, with finance secured over the property and several other properties in the client’s portfolio.
  • assisted on the acquisition of a multi-million-pound business park.
  • advised a tenant on an industrial unit lease subject to an option to purchase at market value with a minimum purchase price exceeding one million pounds.
  • advised on the sale of a development site subject to overage linked to the number of student accommodation units built on site.
  • Acted for an award winning music tuition company and start up web design company on leases of new premises, with the work featuring in local news.
Personal

In his spare time James enjoys running, travelling and spending time with family and friends. He is a keen motorcyclist, enjoying trips to France, Scotland, Spain and the Isle of Man.

James has participated in several charity fundraising events over the years for causes close to his heart, including the Birmingham half marathon, the Wolf Run and walking over hot coals.
